Choosing An Agent
When choosing an agent you should consider experience, most of our front of office staff have a minimum of 20 years in the business and we also offer viewings outside our normal opening hours to meet the clients needs.
Instructing A Solicitor
It is important that you instruct an efficient experienced solicitor to prevent any delays in the sale of your property.
If you don’t know any solicitors we can recommend one for you.
Presenting your property
First impressions count, so consider finishing any outstanding DIY jobs, fresh coat of paint, weed and mow the gardens. We will take photos to maximise the exposure of the property as well as drawing floor plans.
Marketing
All properties are advertised on some of the major property portals as well as our own personal website. We also advertise in the local property post to maximise the exposure of your property.
All property brochures are in full colour with internal photos and floor plan.
Viewings
Although our opening hours are 9.00am-5.30pm Monday to Friday and Saturday 9.00am-1.00pm our dedicated team are always willing to arrange viewings outside of these hours to prevent losing any possible purchaser.
Receiving an offer
Once we receive an offer this will be confirmed verbally and followed up with a letter of confirmation.(Any special conditions will be noted in the letter).
We will also check the buyer’s finances prior to you accepting their offer.
Offer agreed
When you agree to accept the offer we will prepare memorandum of sale and confirm the agreed price in writing and request your solicitor details.
Your solicitor will send a draft contract and HIP to the buyers solicitor.
Exchange of contract
This occurs when the following has been agreed:
- All queries have been settled
- Evidence of title
- Local searches
- Fixture & fittings included in sale if any
- The purchasers mortgage offer
Partial funds will be forwarded to your solicitor from you purchasers solicitor prior to completion.
Completion
This is completed at an agreed date by both parties and the balance of funds are transferred by the purchasers solicitor to your solicitor.
Once we have received notification from your solicitor that all funds have been received we will release the keys to the purchaser.
